Mirror Reversed Blueprints

You can order plans Mirror-Reversed if you plan to build the home in reverse of what is shown. We'll send you one full set of mirror-image plans (with the writing backwards) as a master guide for you and your contractor.

The remaining sets of your order will come as shown on the website so the dimensions and specifications are easily read on the job site... but these plans will be stamped "reversed" so there is no confusion. We can only send reversed plans with multiple-set orders. There is a $50.00 charge for this service.

Some plans in our collection are available in Right Reading Reverse. Right Reading Reverse plans will show your home in reverse, with the writing on the plan being readable. This easy-to-read format will save you valuable time and money. Please contact us to check for Right Reading Reverse availability. There is a $250.00 charge for Right Reading Reverse.

Reproducible Vellums

• Produced on erasable paper for ease in modification
• Changes to be made by your licensed Architect
• He or she will then make your blueprint copies from the modified vellums
• Copyright Release will be provided at no additional charge.

Full color rendering of design (if available).

Concept Plans

Concept Plans offer a unique approach to new home design. We recognize that not all plans fully meet your design requirements. With that in mind, we have created a source for design ideas, a useful tool for both buyers and builders to find a basis to begin the design process, thus eliminating the time and expense of developing a design from a blank piece of paper.

We offer 1/4-inch scale floor plans and front elevation to give you a starting point to refine your design and obtain an estimate of constructions costs from a builder. This allows you to have plans custom-designed to your specific requirements, including building site or target market.

If you decide that you want to build one of these concept plans as designed, contact us and we will quote a fee to complete the construction drawings. Or if you prefer, you may purchase a concept plan and work directly with your own local design professional. We will provide a written copyright release to allow for a single-use derivative work to be drawn from our design. Patrick J. Morabito, AIA Architect, P.C. will retain the original copyright. This option is not available within a 100 mile radius of Rochester, New York.
